Mortgage spread over the 10-year Treasury
The gap between the 30-year mortgage average and the 10-year Treasury yield — the clearest read on what lenders and investors are charging above the risk-free benchmark.
As of November 4, 2026 — wider than the 52-week average of 2.00 points.
- 30-year mortgage
- 7.12%
- 10-year Treasury
- 4.90%
- Spread
- 2.21 pts
- 52-week average spread
- 2.00 pts
Spread in percentage points, computed daily from the Optimal Blue 30-year conforming index less the 10-year Treasury par yield. A spread far above its long-run norm of roughly 1.7 points means mortgage pricing is being driven by lender margin and investor demand for mortgage-backed securities, not just by the Treasury market.
Consumer loan and card rates
Averages at commercial banks, from the Federal Reserve’s G.19 consumer credit release. These update monthly or quarterly, so the “as of” date matters more here than on the mortgage tables.

How to read these numbers
An average is not a quote. Every figure on this site is a mean across many loans or many lenders. Two borrowers on the same day, with the same loan amount, routinely receive quotes a half point apart because of credit score, loan-to-value, debt-to-income, occupancy, property type and how many discount points they buy.
Survey and index rates disagree, and both are right. Freddie Mac’s weekly survey and the Optimal Blue daily index measure different things — a survey of offered rates versus an average of rates actually locked. When the market moves fast the daily index turns first and the weekly survey lags it by several days.
Mortgage rates follow the 10-year Treasury, not the Fed. The Federal Reserve sets an overnight rate. Thirty-year mortgages are priced off long-term bond yields and mortgage-backed securities demand. A Fed cut can land on the same day that mortgage rates rise, and frequently has.
Consumer loan data is slower. Bank auto, personal loan and card averages come from a monthly or quarterly release, so the most recent figure can describe conditions from several weeks or months ago. Each table states the exact observation date.
Prime moves in steps, not drifts. The bank prime loan rate sits roughly three points above the Fed’s target and changes only when the Fed does. HELOCs, card APRs and much small-business lending are quoted as prime plus a margin, which is why those products reprice immediately after a Fed decision while fixed-rate mortgages do not.
Check the source before you act. Every series on this site links to its own page at FRED, where the full history and the issuing agency’s notes are available. For a transaction, use the primary release.
